HERCULES, California (June 3, 2020) – Ledcor Development announced today that Hercules Development Partners LP has commenced pre-leasing activities at The Exchange at Hercules Bayfront. The Exchange is the first community to be built on the San Pablo Bay waterfront property in Hercules, California, as part of the Hercules Bayfront Master Plan Community. When fully completed, the master plan will span across 42 acres and be comprised of multiple phases of multifamily rental apartments, for-sale residential, retail and restaurants, commercial office, and a future inter-modal transit hub.
The Exchange, the first phase of the Master Plan development, is a 172-residence community on 2.2 acres. The community features a mix of 162 studio, one-bedroom, two-bedroom, and loft units, as well as 10 three-story townhomes with private garages. The waterfront-facing, four-story buildings contain residential units atop more than 13,000 square feet of ground-level retail.
“Ledcor Development and our partners are excited to deliver this first phase of new apartments in the City of Hercules,” explained Ledcor Development’s Senior Vice President, John Santry. “We envision the master plan to change the bayfront from vacant land to a vibrant mixed-use neighborhood over time.”
Located between John Muir Parkway, Bayfront Boulevard, and Refugio Creek, the property allows residents to enjoy immediate access to the San Francisco Bay Trail. Residential amenities include a rooftop sky bar overlooking San Pablo Bay, 11 car charging stations, a bike repair shop, a state-of-the-art fitness center, oversized resident storage units, a pet grooming salon exclusively for pet owners, refrigerated packaging stations, and a Stockwell smart store.

Ledcor Development, in partnership with Qualico, Lantower Residential, and Anderson Pacific, will continue to build out the master plan community at Hercules Bayfront. The second phase, named The Grand, is currently under construction and is slated to open Spring 2021.
